Some changes are coming to Morrissey Boulevard! According to Universal Hub, two developers have officially filed plans with the Boston Planning Department to build two 18-story residential towers on the site where WLVI, Channel 56 once broadcasted, marking the first phase of a major transformation of the roughly 9-acre parcel that also includes the neighboring Star Market.
POB Capital, a Chicago-based firm, and Copper Mill, a local developer led by Andrew Flynn (former CEO of Scape North America), are leading the charge on this ambitious project.
The new proposal includes 754 apartments, with a commitment to affordability—20% of the units (about 150) will be designated as affordable housing. The buildings will also feature 414 parking spaces, with a quarter of them equipped for electric vehicle charging from the get-go. Biking enthusiasts will be pleased to hear that there will be storage space for 760 bicycles.
In addition to much-needed housing, the project is bringing new retail and community space to the area. Plans call for 6,300 square feet of ground-floor retail space and a half-acre public park between the towers. Another 7,450 square feet will be dedicated to community or civic use, with the final details to be determined in collaboration with the city and local stakeholders.
This latest submission is part of a larger vision for the area. Back in 2023, the BPDA approved a seven-building project that included a mix of residential, office, and lab space. Now, with these two towers officially in the pipeline, Morrissey Boulevard is shaping up to be a key hub for housing and development in Dorchester.

Very sad news!! Yet more expensive unaffordable condos going up there!! Yet another longtime Boston landmark- The Channel 56 pylon tower will be dissapearing…I’ll take it if it’ll just be thrown away!? RIP WLVI TV 56 on Morrissey Blvd.
Respectfully, theres nothing iconic about the building. That area is an asphalt and concrete blight, and adding more housing supply *reduces* the overall cost of housing. Its good to see investment in the neighborhood!
I worked in the liquor store attached to the Star Market for 20+ years. These are to big for the area. Since they just filed plans these could change over time.

Channel 56 pylon tower needs to be save. It is historical site. The developer does not care about it. Plus all the old people that will lost a supermarket.
