Proposed Boutique Hotel With Rooftop Restaurant Planned for East Cottage Street in Dorchester

A Dorchester developer is pitching a new boutique hotel project for East Cottage Street, according to Universal Hub.
Developer Adam Sarbaugh has filed plans with the Boston Planning Department for a six-story hotel at 269–275 East Cottage St., just off Dorchester Avenue. The proposal calls for 42 hotel suites — including some designed for longer stays — along with a rooftop restaurant and outdoor terrace.
To make way for the project, Sarbaugh plans to demolish an existing house and a former church building, both dating back to around 1900 and most recently used by a nonprofit. In his filing, he describes the structures as outdated and no longer suitable for modern use.
Sarbaugh argues that the hotel could help relieve pressure on the neighborhood’s housing market by offering an alternative to short-term rentals like Airbnb. He also says the rooftop restaurant could boost activity in the area and help support an existing but currently vacant restaurant space in his nearby Dorchester Avenue building, which he says has struggled to attract tenants due to its small footprint. Plans include a dedicated elevator connecting the street-level restaurant space to the rooftop, with a separate elevator serving hotel guests.
Notably, the proposal does not include on-site parking. The filing states that the site’s proximity to Dorchester Avenue is intended to encourage guests and employees to rely on public transportation instead of cars.
Community members will have a chance to weigh in as part of the city’s review process, with additional filings and meeting details expected as the proposal moves forward.
