Development Plans Filed to Replace Former American Legion Post on Gallivan Blvd. with Condos + Retail

A familiar but long-vacant corner in Dorchester could be getting developed. According to Universal Hub, a South Boston developer has filed plans to redevelop the former Old Dorchester American Legion Post at the intersection of Gallivan Boulevard and Adams Street.
The proposal calls for a five-story building with 24 condo units, ground-floor commercial space, and a 10-space garage. Developer Douglas Keach and his partners purchased the property for $1.8 million back in 2024. Early plans reportedly considered senior housing, but the latest filing shifts the project to for-sale condos.
The development would include four affordable units designated for buyers earning between 80% and 100% of the Boston area median income. As for the street-level space, the filing suggests it would be geared toward neighborhood-friendly businesses like small shops, cafés, or professional offices—something that could add a little extra energy to this busy Dorchester intersection if the project moves forward.
