As we begin 2018, rapid development is quickly creeping into the neighborhood.  Here are 5 game-changing developments to keep an eye on:

The Old Boston Globe Site:
The 16.5 acre site of the former Boston Globe’s headquarters has officially been sold to a Burlington-based developer Nordblom Co. and Alcion Ventures a private equity firm. The Dorchester site will be converted into an office complex focused on technology and life sciences, in addition to restaurants, retail, and maybe even a craft brewery.  Public meetings on the development will begin early this year.

Dot Block:

This giant mixed used development will feature 10 building, 362 units, 450 parking spaces and nearly 400, 000 square feet of retail.  Dot Block could be the biggest single development in Dorchester history, covering four acres of land.  This project has been approved by the Boston Planning and Development Agency. Construction is expected to begin this year.  It is located at 1205 Dorchester Ave.

Talbot Ave:


Proposed mixed-use development featuring 40 residences located steps from Dorchester’s Peabody Square. On the building’s ground floor would be a 1,956-square-foot retail space with an attached front deck, in addition to a 1,865-square-foot space allocated for the existing church on site. The building would be a tiered structure, ranging from three-to-five stories. The proponent has not yet decided whether residences would be offered as apartments or condominiums. Parking would be provided on site for 23 cars. 500 Talbot Avenue is located a short walk to the MBTA Red Line and multiple buses at Ashmont Station.

South Bay Expansion:


This mammoth project is already underway with some of its retail shops and an AMC luxury movie theater now open.  720,000 square foot mixed-use development project that will transform a 10-acre section of the existing South Bay Center shopping mall hopes to be completed this year. The project will include approximately 475 residential units, 120,000 square feet of retail space, and a 130-room hotel. A total of five new buildings will be built. South Bay Town Center will be pedestrian-oriented, with active ground-floor uses and open spaces. Three parking garages will be built along with a surface lot and street parking for a total of approximately 1,095 parking spaces.

951-959A Dot Ave:
The proposed six-story, 45,000-square-foot mixed-use development will feature 40 condominium residences, two ground-floor retail spaces and 22 underground parking spaces. The condos would include 20 studios, 14 one-bedrooms and 6 two-bedrooms. Retail would include a new, larger space for the existing Dorchester Market. The market would remain under the same management and could also include a new cafe. A casual dining option would replace the existing Tom English bar. The two existing single-story retail buildings that house the market and bar would be demolished. Plans for the proposed development have not yet been been filed with the BPDA but are expected to this year.

Another one to watch:
Columbia Point Mixed-Use Development: We dodged a bullet after a proposed soccer stadium in this area was shutdown but it’s only a matter of time before this 20-acre section of Dot gets developed.  The site owner – UMass Boston is actively looking for a development partner so keep an eye on this one too!
